Hello everyone,
the following situation: acquaintances of ours have received a construction cost calculation from an architect for a single-family house without a basement (air-water heat pump, solid construction, fireplace, generous glazing), which roughly reads as follows:
1200m³ residential building at 380€ = 456,000
150m³ D-garage at 240€ = 36,000
lump sum exterior facilities = 35,000
total: 527,000
We now have the following questions:
1) Are the costs (especially the costs per m³) justified?
2) Should one expect similar costs if building with the same m³ volume, but distributed over basement, ground floor, and upper floor?
3) Are exterior facilities with a lump sum of 35K generously calculated or rather tight?
4) Should one actually assume such costs (calculated by the architect) or is it possible in practice to manage with less?
