Hello everyone,
the following situation: acquaintances of ours have received a construction cost calculation from an architect for a single-family house without a basement (air-water heat pump, solid construction, fireplace, generous glazing), which roughly reads as follows:

1200m³ residential building at 380€ = 456,000
150m³ D-garage at 240€ = 36,000
lump sum exterior facilities = 35,000
total: 527,000

We now have the following questions:

1) Are the costs (especially the costs per m³) justified?
2) Should one expect similar costs if building with the same m³ volume, but distributed over basement, ground floor, and upper floor?
3) Are exterior facilities with a lump sum of 35K generously calculated or rather tight?
4) Should one actually assume such costs (calculated by the architect) or is it possible in practice to manage with less?

Hope you can shed some light on this :)

Answer: that depends. Depends on: house, equipment, wishes, plot, plot size, construction site, etc. etc. ...

Your questions cannot be answered so generally.

House, as already mentioned, solid with brick building material. Upscale features (generally formulated). Wishes? What influence does the property have? Let's just assume the same properties. In the extreme case, there is something extra on top because the planned house with a basement is located on a slope. The size of the property is irrelevant, right? Can you possibly specify your questions further, or is this enough? :)

This is also so hard for me to comprehend... (how exactly do you even arrive at the m3? Just m2 x room height somehow doesn't really work...) Pure living space without technology, for example, will be about 240m2...
