I can confirm this here, some have been living in the house for more than 2 years and there are not even plans for the outdoor facilities yet. Very often the first child is already on the way or arrives around the completion date, including moving in you then have other concerns. Only when the sandbox becomes urgent does it continue. Another problem is the street. It will only be done when the development area is full and if you are unlucky and the elevations are allowed to be changed afterwards, you have to tear everything down again. Some save themselves this by simply waiting. Actually, I just noticed that we are the only ones here with a finished step system. Thanks to the housing subsidy and the associated obligation to complete it by moving in.

Hello everyone, since we are also building in the Wesel district, here is a brief overview of what we are financing/with which costs our construction is planned:

- Plot of land almost 400 m²
- Semi-detached house - 2-storey - 124 m² living space
- Expansion level "almost finished" (so without floor coverings and painting work)
- Clinker bricks on the exterior facade
- Efficiency house 40
- 7.5 kWp photovoltaic system
- Q3 puttying
- Special wishes in the house such as closed staircase, shower on the ground floor, etc.

We have largely remained within the standard for the house, outdoor facilities (driveway, carport, etc.) we plan to do except for a house entrance platform only after the street is completed.

- Cost house provider: 405,000 €
- Land: Since leasehold land from the municipality here only land transfer tax and notary costs (together approx. 4,500 €) - 150 € monthly for 90 years
- Advance payment for street development to municipality: approx. 25,000 €
- Offer earthworks: approx. 12,000 €
- Drinking water, sewage, electricity connection & telephone connection etc.: approx. 10,000 €
- Soil survey: approx. 1,100 €
- Surveyor: approx. 2,000 €
Added to this are insurance, the landscaping contractor for the entrance area and a canopy, construction site preparation, etc.

Thus our construction costs are around 470,000 € (simplified). We take up 100,000 € via the KfW bank, the rest then via the savings bank minus our equity.

We have consciously decided on leasehold from the municipality in order to be able to invest especially our equity in the ancillary construction costs. It will definitely not be a luxury house but also not the simplest in the world. The 400,000 € including land from the beginning of the thread I personally consider very ambitious.
