In the area, there are enough local construction companies that can put up something affordable in clinker. Our direct neighbor got about 140m² built for 295k (2023 prices), turnkey except for painting/flooring. Just ask around. In my opinion, the times when prefabricated houses from major mass providers were really cheaper are over. This also applies to Allkauf Haus, Okal Haus, and the like.

The listings of finished projects on real estate sites are quite nice, but the Volksbank / Sparkasse has already taken a good cut, the builder / project developer has treated themselves to something extra, and sometimes the plot of land was not entirely clear. Don't forget the property transfer tax on everything. That has never had anything to do with "affordable".

Hey, I finance the builders and project developers. A normal margin after all costs, but before taxes, is around +/- 15%.
So if the house is built for 500k including the land, the developer sells it between 550k and 600k. The small company doesn’t really get rich from that.

No, that is not possible. But don't worry. You will have that experience as well.

P.S. even the cheapest providers like Town & Country offer 140sqm from 270k. Without additional costs, without clinker, without any special requests, without all other positions that are not included, etc.
