If you say goodbye to the KfW40+ and build normally according to the Building Energy Act, it already moves into more realistic spheres. Oh, and of course without a carport, without photovoltaics, and all that stuff you don’t really need for living at first.

why are 295k for a local BU without additional costs, without special requests or other items (so pure house price only with clinker bricks) unrealistic? Are we talking past each other?

Okay, thanks anyway for your feedback. Exactly, that's what I'm wondering too. 300k would be just the pure costs for completing the house.

And if you have no special requests? Then it fits. 270k for the house, 60k for the land, 70k for incidental construction costs. At Town & Country, a decentralized ventilation system is even included...

Why don’t you finally stop persuading everyone that 3,000 EUR/m² for parquet, designer bathrooms, and Q4 walls from the painter is the minimum standard? Is the commission really going that badly?

Land costs are 52k for 350sqm. This is then a semi-detached house on a total of 700sqm. So even cheaper than 60k

Is 15% additional construction costs a reasonable rule? Meaning, with 350k for the house + land = approx. 52k additional construction costs. Or is that set too low?
