We had planned a total of 400,000 euros, initially without outdoor facilities. Incidental construction costs are included.

Is this realistic?

The construction project will take place in the Wesel area.

400k including land? Impossible. Without land? 140sqm rather costs 420k without additional costs, carport, driveway, terrace, garden, etc. Here in the area (I myself live in the district) you can get a good used house for 400k.

The plain house as an affordable standard solid house from the local provider without any extras + land will be possible for 400k. Additional costs already blow the budget, not to mention infiltration, carport, photovoltaics, outdoor facilities. We just had 495k in the northern neighboring district and that was just about possible (130m² on 500m², FH, KFW40+, carport, driveway, outdoor facilities).
