Build a house, buy a house, or...?

Which documents / data should I bring to a first meeting with a house builder? We are simply considering getting advice, for example from Fingerhut-Haus. I obtained a development plan today..

Unfortunately, I can't send a PM yet.. I'll roughly say Siegerland. We were also in Neunkhausen yesterday and looked at the show house there. It's about 20 years old, but we really liked the layout. (And it had a large basement).

Which providers have you talked to so far and what budget do you mention when you go into such a conversation?

House 150m2 x 2000: 300,000
Additional building costs: 40,000
Outdoor facilities: 20,000
Carport/Garage: 20,000
Kitchen/furniture/lamps/equipment etc.: 30,000
That makes a total of 410,000..without basement. Phew. Then probably more towards 135/140m2 instead of 150m2...

So our initial meeting went like this: we had already picked out a specific house on the internet that we liked both externally and in terms of the floor plan, and the indicated starting price was such that we thought it would still work with changes (heating system, roofing, etc.). So we went in with fairly precise ideas, discussed them, and also talked a bit about the plot of land, etc. At the next appointment, there was a fairly detailed calculation including all additional costs, etc. We did not specify a particular budget but looked at the calculation to see if it stayed within limits or if we needed to change something or build smaller... but everything fit.

Wait and see first... all in all, we end up (even with the land... which isn’t expensive, however) at about 350k for 150 sqm + the attached room. We are building in western Middle Hesse, not far from Siegerland. Maybe you’ll also end up in that range.

Thanks for the information. We have also found several houses we like in the various catalogs, of course. That is then a good reference point.. True. When you talk about 150m2.. are you usually referring to living space? That is always listed separately in the catalogs. May I ask how expensive your land was and which house from T.&C you decided on? We paid about 53,500 euros for our land including all additional costs.

350 including all additional costs (do you really know all of them yet?) including equipment (kitchen, lamps, etc.), outdoor facilities, and carport? Or "just" the house with the plot?
