Hello,

could someone give a small estimation of how these costs might be?

A 1 1/2-story 160 sqm house (1100 m³) with a basement is to be built as a solid house. The offer does not yet include any special features, but is only intended as an initial orientation. The house is to be built as turnkey.

Parameters so far are only KFW55, air-water heat pump, and plastic windows.

The house is to be built in BaWü.

I would say he calculated based on cubic meters of enclosed space with 500€.

That is absolutely realistic for BaWü depending on the equipment and exact region. Especially since it sounds like somewhat upscale equipment.

Edit: However, for example, 9500€ for sanitary materials is already gone if you have two bathrooms. That can also quickly be too little.

Hello, since I come from Bavaria, I can only speak for our region and it would be very expensive here! However, I think BAWÜ is a different story price-wise. I like the breakdown of the trades, maybe you can remove one or two things from the offer and assign them yourself. Regards

What just occurs to me...

Earthworks?
Are concrete works also included in masonry works?
Is this actually an offer from a general contractor or a cost estimate from an architect?

I think that's already a hefty price even though details are simply missing that are absolutely necessary for a calculation. In the end, what's shown above is nothing other than the bare price of a car without knowing the brand and the special equipment.

We are almost finished; only a little bit of exterior landscaping (grading the terrain, putting topsoil on it, and laying terrace slabs where the material is already available and paid for) remains, with a lot of extras (65m of L-stones, photovoltaics, storage, lots of tiles, basement with underfloor heating, fireplace, controlled residential ventilation, venetian blinds, many window surfaces, lift-and-slide door, carport, 110 sqm paved driveway, terrace roof with electric awning, etc.), we are currently at 405k€. So no more than 10k€ will be added! And that with 140 sqm + 70 sqm WU-basement with 2 full floors as Kfw55 with air-water heat pump in Bavaria around Nuremberg.

If I were you, I would get 2-3 more offers!
