For a single-family house, the additional costs vary depending on the provider. For us, the additional costs without subsidies would have been €9000 with KFW55 guarantee. For other companies, it is different and also depends on how the situation with the 4 residential units ultimately turns out and how high the total financing is. The better interest rate must definitely be taken into account. KFW has been significantly improved this year. The €50000 back in 2015 is actually a joke for the costs (the KFW expert...) and just barely worth it.

Since you specified the federal state of Bavaria, you should also take a look at the 10,000 Houses Program. KfW55 is basically the "entry ticket" for that. In addition to the KfW repayment grant, there is also a technology and an energy efficiency bonus.

In my opinion, the jump from KfW70 to KfW55 is not that big, as long as you don't necessarily want to heat with oil or gas. If you build with bricks and choose a combination with [WDVS], the additional costs for an estimated 2-4cm more insulation are not too high.

Will the property then also be occupied by yourself, or is it purely an investment property?

The conditions from April 1, 2016, are not yet known. Currently, you can finance at a fixed rate of 0.75% for 10 years here, but only until March 31 and up to €50,000 per WEH. However, it can be assumed that the conditions will certainly not worsen. What will be interesting then, especially (at least for us), is what rate will be offered for a 20-year fixed term. It also remains to be seen whether distinctions will be made again between the then applicable 55, 40, and 40+. The old 70 conditions were not that great either. But I hardly believe that 55 will be significantly downgraded from April 1; I think that will become the goal for the majority of beneficiaries, if anything.

Hello everyone,

I am also facing the decision KFW70 (now standard) vs. KFW55.

My framework conditions:

Semi-detached house with basement, brick or pumice, geothermal energy or air-water heat pump, controlled residential ventilation

We are already considering geothermal energy and KLM. Therefore, I think the way to KFW55 is not that far anymore.

The UG value of the window is offered with 0.7 UW-value with warm edge 1.0 - triple glazing.

What do you think? Should one then aim for KFW55?

The motivation is the KFW loan (100,000 € at x,x percent + repayment subsidy).

Can one actually say that you need at least a certain brick to achieve KFW55 (e.g. T8)?

For our contract, the standard would have been KfW 70. Since we wanted an air-to-water heat pump and a controlled residential ventilation system, we were advised to also have KfW 55 calculated. It turned out that a slightly thicker perimeter insulation was sufficient for us. Single-family house with a gable roof (approx. 20 degrees) and 2 full floors and a basement (utility basement). An energy consultant and more extensive construction supervision would have been added (cost around 1.XXX€), but this was waived for us at the conclusion of the contract. The whole thing is done with a 36.5 cm, 0.9 W/(mK) brick.
