What are the 50,000 euros in ancillary costs estimated for?

Many aspects flow into the price determination:
- Building requirements (slope location, building ground, etc.)
- Quality standard of building components
- turnkey equipment
- structural or static details
- lavish planning or economical concept
- own contracting and supervision of trades
- from a single source via a general contractor

A house with basement and garage for 200,000 € is quite tight.
Does it have to be a basement, or could it also be a ground-level utility room directly attached to the building?
Regarding the garage - a simple precast concrete garage is available for about 5,000 euros, but of course a stable foundation must still be made.

no slope as far as I have been able to find out so far.
Folding roof = gable roof, sorry my brain is melting slowly with all these terms



Notaries, fees ... everything that comes up besides land and house costs ... including a kitchen and possibly a small used car for the lady.



Basement is a must, yes. Garage can be done later if necessary or in an affordable prefabricated form.



Otherwise, a "prefab basement" from Weberhaus caught my eye ... is that any good or is it similarly expensive as a conventional one?

I’m also unsure about the type of construction. A colleague has advised me against prefab houses (loudly). How should I imagine the price differences between the different construction types?

A prefabricated basement is made from precast concrete elements, which are poured with concrete on site after assembly. The counterpart is the masonry basement. Prefabricated basements and masonry basements can be produced with the same quality and stability if executed properly. In hillside locations, concrete constructions are a required alternative for structural reasons to bear the hillside load. Important for the basement are waterproof connections on the surface and at the joints to ensure waterproofing in case of any settling or shifting of the basement in the future. Also, when building a basement, one should pay attention to a reputable company; references and customer contacts should be obtained.
We ourselves have been living since 2004 in a prefabricated house built in diffusion-open and highly insulated timber construction. I cannot confirm your colleague’s impression. We are completely satisfied and happy about the very low energy consumption of our KfW 40 energy-saving house in Detmold with about 400 - 450 euros per year for hot water, heating, and ventilation. We have published a daily consumption statistic online. If you send me a message, I will gladly provide you with the link.

Yes, it is unrealistic, at least in the Rhineland ... Bavaria is, as far as I know, even a bit more expensive :)

For example, 140 sqm with basement as a KfW 70 efficiency house and turnkey comes to EUR 220k, prefabricated garage 3 x 9 including tool room at EUR 8.5k, typical additional construction costs at EUR 30-35k plus buffer for extras.

130 sqm with basement as a KfW 70 efficiency house and turnkey comes to EUR 205k, prefabricated garage 3 x 9 including tool room at EUR 8.5k, typical additional construction costs at EUR 30-35k plus buffer for extras.

Within your desired budget fits 110 sqm with basement as a KfW 70 efficiency house and turnkey EUR 187k, prefabricated garage 3 x 9 including tool room at EUR 8.5k, typical additional construction costs at EUR 30-35k plus buffer for extras.

As mentioned, in the Rhineland :D

Thanks! So the whole thing is probably more like "hands off" ;)
Increasing the budget to 250k (house + basement + simplest garage) would still be conceivable (+ 50k buffer) ... but even that seems relatively difficult ...
