We also have a non-binding first meeting next week at Schwörerhaus. If I remember, I will gladly give a brief feedback.

After we had one or two other conversations with comparable providers, I would tend to say that you should calculate an additional 100k on top of the offer price for amenities. So that the living room at least has a window and the kitchen has sockets.

The bait offers usually read quite well, but the devil is in the details.

260TEUR for a house with a basement would be very cheap... I would be interested in the construction service description.

The brochure even shows the 19% VAT, so there’s another 3% included :eek:. In the end, maybe there’s a sentence about heated blankets added..... so I would take a close look (or have someone do it) to see whether the offer is really complete, that is, without any shocking additional or follow-up costs. Just post it here, there are plenty of experiences from other builders on this topic. I would also be interested in the dimensions/area of the rooms. On the ground floor, it’s a total of 53 sqm and there’s even a study included. Since Schwörerhaus is not a budget provider, I have my doubts whether you might be better off elsewhere.

No, the relevant point is the time of handover, and that certainly won't take place this year anymore. Therefore, it is correct to show 19% ;) We visited this week and were also handed the construction service description right away. The electrical equipment is definitely not bad. Personally, I don't quite know right now why I would need 12 sockets in the living room.

I also can’t find anything missing in the construction and performance specification except for land surveying and soil analysis... I would rather not post the offer publicly here. Maybe someone can advise me via PM :-)
