Hello,

no :-) we have now finished the house design and are currently facing the financing questions. We have now received one offer from the broker Hüttig & Rompf, which looks as follows:

Construction costs house (turnkey) 259,305,-
Plot costs 24,200,-
Outdoor facilities 10,000,-
Development costs 2,000,-
Additional construction costs (incl. earthworks) 60,000,-
Notary and land transfer 2,947,-
Equity capital -22,452,-

required loan 336,000,-

His proposal is a mix of bank (DSL, interest 1.47%) and KfW loan and a home savings contract (BHW) as follow-up financing with a total monthly rate of 1087 euros and an interest rate fixed for 30 years. We have an approximate income of 3000 euros monthly and not too high living expenses. A home saver with 2% interest and currently 10,000 euros and a preliminary savings contract with 1% and a budget of 4400 euros in 3 years is also still available. But we don’t want to touch that at first. Our account is with DKB and there we come to only 933 euros/month with 15 years fixed interest (1.24% interest). With 10 years even 100 euros less. Since my +1 will inherit a house in the next few years which should then be sold, we are now not so sure whether to take the 10 or 15 years at DKB (if they accept us) to have a lower rate and then speculate that we can pay off the rest with the inheritance, or to play it safe and secure the interest rate. Special repayments are only possible with 5% at DSL and 10% at DKB. Interest-free provision is 8 months at DKB and 15 months at DSL.

Data about the house:

Schwörerhaus ground & upper floor KFW 55 with 115 sqm
Basement 55 sqm

At other comparison portals, the rates are similar to the offer from Hüttig & Rompf.

When we started dealing with building the house (about 8 months ago) we were at the prefabricated house exhibition in Villingen-Schwenningen - Schwörerhaus is also represented there. That exact house was listed for pretty much the same price (if I still remember correctly). We even dealt quite intensively with Schwörerhaus.
I don't want to completely dismiss your financing/idea about the house/price feeling etc. - but I can tell you one thing:

For this house (which even has a basement) - you definitely have to add another €100,000. You will never in your life get the house for €260,000.
Please read the construction and performance description carefully, make a cost breakdown - compare the construction and performance description with other prefabricated house providers/regional solid builders and after some research you will come to the conclusion that you cannot build a house with 110m² and a basement for under approx. €320,000 - ultimately no matter the provider. It also always depends on what other wishes you have (e.g. garage/carport etc.).

Your cost breakdown is very sparse and I also think that you haven't dealt with it very intensively yet (that was the case for us at the beginning as well). But to give you a little hint/tip/push: feel free to also read up here in the forum about various costs and you will very quickly realize that some more costs will come your way...

- House price from €260,000 to €350,000
- Outdoor facilities from €10,000 to (depending on whether in EGL possibly for €15,000-20,000 or have it done for over €30,000)
- Additional construction costs (does that include the kitchen??) If not, then you are doing relatively well with €60,000. Otherwise, add the costs for the kitchen on top.

If you calculate roughly like this, you can also better plan your financing costs etc. Don’t be fooled by these "special offers" that the prefabricated house providers put out here. It won’t even come close to that!

Maybe by saying "without a basement" he meant that where the basement would normally be, the ground floor is a walk-out basement. I can well imagine a walk-out basement. Or am I technically mistaken? Basement would mean four sides embedded in the ground, but maybe one or two sides are enough?
