The shell construction yes, the interior finishing would be added. But you have to arrange the rooms differently, cut square meters. If more depth, then less width. You have to become cheaper by - cutting square meters 10 to 15 sqm per floor should be possible - simplifying the cubature, e.g. removing the balcony at the bedroom. What is the objection if the bathroom and study share the balcony? Maybe you don't need the depth at all. Different stairs, different position

Oh yes, about the stairs, the plan was also to later easily separate the ground floor and the upper floor slightly with a vestibule at the door to the stairs. That’s also one of the reasons why it was placed there.

So, when planning a house like this, I definitely don't plan the separation right from the start. The entrance really doesn't even fit the house and the concept. And what also looks very unplanned is the utility room, since the building services are supposed to go in there as well. That also seems like a very unfavorable layout to me.

I am attaching two revisions:
1. a cleanup of the building volumes according to the method, currently bent lines (blue, red, pink) changed to be considered "straight"
2. the impact on the roofed areas - main building volume in red, garden-side projection of the main building volume shifted (pink), core of the garage building volume green, single-story extensions yellow.

Leave out a possible maybe someday separation. It can also be done via an outside staircase.
