I share the legal doubts about the garage roof terrace. The garage is also too narrow: not only does the gate passage require two highly concentrated very skilled drivers, but it also must not even be narrowed inside by a Pirelli calendar. The distance, however, I see as unproblematic; mine is located half a kilometer away from the apartment. Apart from keeping one fit, it doesn't cause any problems.

The offset between the partition wall between the kitchen and the living room, i.e. its aiming somewhere in the middle of the terrace door as built, would appear even more skewed than on the plan.

I definitely wouldn't do it that way: the driveway would be much longer then, which is nonsensical.

I also agree with the elongated house: and then place the garage completely in the southeast: that saves a lot of money regarding the driveway. Elongated house, main orientation facing west. Use of the garage also as a visual barrier to the south (here I would even advocate making a gap between the garage and the house).

The posted suggestion is really not optimal. It's a pity that you can't drive onto the property from the northeast, that would be extremely helpful. But apparently access is only possible from below. I would now determine the house positioning and the house shape, then only proceed to the rooms.

Hello, first of all thanks to everyone for the valuable information – I will only be able to reply to everyone this evening, but one thing beforehand: The plot measures W x L 20.7 x 32.3 m. The setback areas of the building window are 5 m wide, i.e. an elongated house with a west garden with an assumed width of 8.5 m would still mean a garden with (only) 7 m up to the western property boundary. Access from the east side is not possible, but a footpath is (bike-pedestrian path for the postman, children, bicycle). A garage cannot be planned or built outside the building window. The adjacent property on the west side will be built similarly, i.e. a city villa 10 x 10 m placed all the way in the northwest. One thing is certain, I think we first have to clarify the position of the house and garage on the plot – that is important.

I'm also in favor of a long house

A south-facing garden with a view of the street
on one side the driveway, on the other side the entrance to the house
the terrace becomes a passage area - driveway - house entrance
The postman might understand after ringing 3 times
The annoying ringers who come once and never again - especially those you don't want there - go up the driveway.
For me, a terrace is a retreat, a place where I don't want to see anyone.

Especially since your budget is more than tight. Short driveway, short connection lines save money

The garage is far too narrow for 2 vehicles

Hello YPG,

Postman, children, bicycles come from the east side, there begins a bike-pedestrian path after a turning circle. That’s why the entrance with access path is there as well. From the garage/driveway on the south side you have to go over the entire terrace (not so nice) or through the side entrance door - logically dirt comes in there - with children and dog that is our daily bread.

The sightline kitchen-entrance - yes, good point - we will reconsider that.

Regarding the position of the house and the shape rather rectangular I have incorporated your suggestion. House 11.7 x 8.3 m. Did you mean it like in the following picture: With that we would have a northwest garden, only 7 m to the western neighbor as seen from the terrace door and the garage in the southwest. The nice, undeveloped view to the southwest would thus go unused.

Where is your visitor supposed to park? The address probably belongs to the street in the south? So every courier, every (emergency) doctor, acquaintances, etc. will first stop there and walk through the garden to get to you somewhere.

I would really, really think carefully about this separation of the entrances!
