Can I afford to build a house?

Here is our previous offer:
House price: 164,900
Earthworks, construction electricity/water, basement insulation material, base plaster, chimney, roller shutters,
+17,000
Incidental construction costs +30,000
Buffer +10,000
Land +50,000

= 271,900 €

And if I also build a garage (simple single garage) and calculate another unexpected cost factor, it should be possible with 300,000, right??
Or am I a dreamer??

What, of course, is the other question, would buying a house be better? Unfortunately, the first problem is that currently, in our latitudes, only the "Langzeitimmobilien" are offered, and everything else seems to be swept clean. And with the Langzeitimmobilien, the usual problem is either "Old dump that no one wants" or "Overpriced"....

The house price just doesn't fit at all. Make it 200,000, then it can work.


There is also a lot of potential in this point. Our earthworks cost almost this entire amount. For a chimney, you also need a stove, which is not free.

The reason everything looks so empty at the moment is due to the current interest rate and Euro situation. Everyone I know who has invested and saved in recent years is now putting their money into land and real estate. The smartest thing one can do. I wouldn’t dare to lock my money somewhere else if the ECB is actually involved in the Euro crisis. I prefer to benefit from low interest rates, which were artificially created by speculation.

Yes, that's why our current plan is, as a new residential area is being developed in our community, to purchase a building plot (50,000), then pay it off, and then talk further about the home financing.... if it doesn't work out with the house, at least the money is invested sensibly, right?

It is not that simple; if you buy a building plot, you also have to calculate the interest on the financing. If you do not build in the end and want to sell it again, you may only be able to sell it at a loss. Therefore, either pay for the land immediately or only buy it once a concept has been developed on how it can be built on.

A plot of land also comes with obligations and costs. First, it has to be mowed regularly, and then property tax must also be paid. A land insurance policy should also be taken out. (Falls jemand auf deinem Grundstück sich verletzt. Denkt eine gute Haftpflicht mit ab.)
