All that for €60,000, really? That covers heating, ventilation, sanitary for us, without electricity, plaster, stairs, floor coverings, interior doors. In my opinion, all that money only works with an extreme amount of own work or at execution quality of "social housing".

that is not correct.



for the building project mentioned above that may be true, but not for the building projects that were available to us. the house was finished from the outside, but as said nothing happened on the inside. however, the house has been standing like that for 10 years. the building permit has therefore long expired, as it was not always extended in writing. the building authority also said that a new application would have to be submitted including the currently valid energy saving regulations.

Oh man ....

I clarify: the written application for the extension of the building permit must be submitted within the deadline (three years) after the issuance of the building permit. If the validity period expires, a new building application must be submitted.

Accordingly, the permit for the shell construction, which the original poster is interested in, is still valid... unless the masonry work was started significantly later after the building permit was issued.

well, 3 years is a long time, but the case could easily arise that the approval needs to be reapplied for. that could quickly end in a legal dispute if, as a paid expert (or similar), you forget to tell the potential buyer about such a small detail.

I gladly return the caution regarding half-knowledge; of all topics, I have researched this one extensively and ultimately had to cancel because a new approval would be necessary.
