Why not, it doesn't cost anything to ask. We also finance variably through the Sparkasse, since a larger lump sum payment is coming soon for us. Maybe try that route. Then you can repay the loan with another credit.

If the land price is correct, I find the package price quite fair. The crux of the matter is probably whether one is satisfied with the house.

I originally planned to build myself in the development area. Therefore, I am familiar with the land price. The house has approximately the size (-5m²) and room layout that I would have built myself.

The first question that arises for me is: is a financing commitment to a specific bank enforceable at all if the bank is not the seller? What if you pay in cash from your own funds? I find this arrangement between the current property owner and [Sparkasse] more than questionable.

Consulting a professional when buying a house is never wrong, whether the house is 1 week or 50 years old. They can see if there is a capillary seal sticking out around the house and things like that, which a layperson simply does not notice.

Legally, it may not be enforceable; then the seller waits for the next interested party for whom this commitment does not matter because they want the house. In the current market, it is certainly not difficult to find a new buyer.
