Exactly what I meant. 0.6% is already a real figure. With a €300k loan, that's €1,800 additional costs in the first year. Over the term, additional costs quickly add up to €15-25k.

I don't know how strong supply/demand is where you are, but for me, [Koppelgeschäft] would be nothing. Transparency looks different.

Normally, you should also have the 4-year warranty. But check on that. Otherwise, it is new and you know what you’re getting. I don’t see a problem there. The thing with the 0.6% is annoying, but as long as the purchase price is right.

I find it very annoying, but I can't change it. Demand is very high, as almost everywhere. In the next town, the S-Bahn goes to Hamburg.

Standard house 154m² with gable roof without dormers according to the energy saving ordinance Knee wall approx. 1.60-1.70m without ventilation system (window rebate ventilation) Kitchen, floor coverings, Viessmann gas heating Underfloor heating complete Electric shutters Driveway + house surroundings + 2 terraces paved 240m² Rolled lawn 275m² 60m hedge 1m high Plot 650m² Painting work Price €440,000 + ancillary purchase costs Just the plot alone would cost €145,000. Can you choose the fixed interest period freely, or is that fixed as well?

I can freely choose the fixed interest period between 5 and 20 years.
I will either conclude for 10 years and refinance for 5 years afterward or go straight for 15 years. The remaining amount would be almost zero in both cases.
