Of the two planned turning areas, the northern one is designed for a three-axle garbage truck. The second turning area is designed as a car turning bay. In the area of the junction with the smaller cul-de-sac, there is the possibility of placing garbage bins for collection in the transition area to the new parking spaces.
I don’t find that so bad, just like the right to lay lines. And the building envelope is also large enough to realize your current plan. With the roofing, it should only be considered that the boundary development (i.e., everything closer than 3m to the boundary) may not exceed 9m.

What’s so "not so great" about considering not taking the property because of that? It can actually be "quite nice" to have a short walk in the evening and maybe run into a neighbor for a chat. I had that once and never had the problem of the bins tipping over in front of my own driveway in strong winds. Besides, you can easily toss something in a neighbor’s bin if yours gets full ;) Nobody minded.
Joking aside: a structural restriction is worse.
"Not so great" simply means "not so great." It is not a reason not to take the property. But it’s not a plus point for us in terms of promoting activity either. :-) Meanwhile, we have spoken to several people for whom it is arranged this way. Seems really not a big deal. We just had never heard of it.
By structural restriction, do you mean the right to lay lines?
