I haven’t checked your details in the form for plausibility. But your other thread reveals that there are some not immediately obvious factors influencing the floor area ratio. According to the development plan, a garage in the front yard is not allowed, so it must be placed beside the house, which means a long driveway and reduces the buildable area of the residential building. With a double garage (6m), there would be less than 15m left for the house, since the building envelope is apparently only 19.50m wide. Or the garage is placed on the south side, which further extends the driveway. Without a site plan, everything is hard to overlook.

I want to have the garages to the right next to the turning circle, but apparently that’s not possible due to the lack of a required setback area. I then thought about placing them in front of the street, directly by the house, which would give me the required 3m distance from the street..
But if this area is considered a front yard, I would have a problem.

If that’s not allowed, then how else? One doesn’t build a garage directly in front of their terrace in the south garden, do they?
On the north side, with such a long driveway directly on the neighbor’s boundary, probably isn’t desired by the planner either.
