I am also quite active in ver.di and DGB, find TVöD and BBesO highly interesting, but just not the topic here. Whether the OP receives their salary at SOKO 5113 or MA 2412 or as railway director of Lummerland does not advance the discussion in this question here. For a meaningful discussion, their information about the income amount should be correct, but we must assume that here as given. Whether the pay group is called A13 or R2D2 does not matter (here).

Yep. If the OP says he earns 5.5k net + 13th salary, then that is exactly the basis for discussion. If he would lie to himself, that's his problem.

Lost reading comprehension? That's exactly what I'm doing. doubted the OP's statement by implicitly suggesting that the figures were implausible, and I merely briefly explained that they are indeed plausible. So all good, calm down again and stay on topic.

I myself am out and about here in Berlin and the surrounding area and would advise you as follows:

1. Definitely search for and buy a plot of land without a developer now. The timing couldn’t be better. The supply is large, but due to the immensely increased financing and construction costs, the demand for plots has collapsed, so prices have fallen significantly over the past two years. The standard land value should not have to be exceeded; depending on the offer, you can even negotiate the price down by 10-15%.

2. After buying the plot, look for a small general contractor (GU) solid builder from Brandenburg. They currently all have available capacity and are happy about any building interest. The prices currently offered to me by several companies for completely free floor plan design amount to €2300 turnkey. So without floors, painting, and patterning (shading is expensive...). With additional construction costs, you can easily manage with €500,000 for 160 sqm. Brale and Rostow are significantly more expensive, Town & Country too, also inflexible.

Where would you prefer to go? Does "Pankow" mean the district or the locality?

Apart from the quite impressive numbers, I have a question here: How are property prices likely to develop?

I would assume that those around Berlin will still rise in the next 10-15 years, and stronger than inflation. That would speak to me in favor of buying the property now (provided there is no building obligation). And if the house is then built in two or three years, that wouldn't be a problem.

Especially with rental prices. If you were sitting somewhere in the provinces now and paying a few hundred euros in rent, it would be different. But like this? 250k equity. Monthly savings rate of at least 3500€ with currently 1500 rent warm. Salary increases very likely. That sounds very solid to me now.
