Thank you, that is how I understood it as well. The discussion above was only about whether it has to be a custom-designed house. That is what I was referring to. We would first like to try to avoid a semi-detached house.

A plot of land without a property developer is offered quite frequently here. So something should be found. It seems we can also use the waiting time for the perfect plot through our financial situation :)

That's exactly what we implemented in 156sqm. No pantry, no dressing room, master bathroom or gallery, etc. Easily doable without feeling cramped. Efficient planning (or having it planned) makes it possible.

I can well understand your wish to "get it done in one go" and generate the final solution right away. However, the considerations of the previous speakers are indeed a good alternative.

By the way, respect that you five manage quite well without car(s).

Take a look at what the consultant says and please report back.

What is a probationary civil servant? A job at the ministry with that net salary? Just out of curiosity :-) Total costs for the property are easily seven figures. I consider that difficult with the HEK and loan amount, but not impossible

Great, hopefully he will shed some light on the matter. Mobility is not just about having a car, but also includes working bicycles and public transport costs. If you want to build, your situation might change. That distorts the costs. I would also... ... include other insurances that will come up later, e.g. building and liability insurance, possibly supplementary health insurance, at least for a calculation so that in the end you see what financing is left.

That should be A13 with allowances for three children and tax class 3.

I work for a real estate financier and additionally we cooperate with several hundred local banks. Yes, it is easy – except when the financing requests do not match the income. But that then has nothing to do with the probationary status.
