My small family has been looking for a house for about 8 months. It’s more difficult than I thought:rolleyes:
It seems that the demand is very high, but there is a lack of reasonable offers.


Here is my new plan, I am looking for a nice plot of land around Essen/NRW, about 500m2 in size
and I am looking for a company/developer to build me a GREAT house on it!


Does anyone have experience with this?
Is that even possible?

Sure, why shouldn't something like that be possible :) The question is what wishes you have and whether it can be financed. What are your conditions?

Problem 1: Land prices in the Ruhr area - Bodenrichtwertsuche could already provide some guidance here. Then the small problem: there are also others looking for land, partly for a long time, partly unsuccessfully for a long time. And on the other hand: the pressure to sell is usually low - those who do not have to sell will have little incentive to sell cheaply.
Problem 2: Rule of thumb €1600*living area + basement surcharge + dream house equipment easily exceeds the 300k€...
Just take a look at the used market to see what is being asked for young houses (<5 years) including land in the desired area. That already gives a clue...
