it is truly absolutely inexpensive. Since I also look at the price and am a businessman, of course I took the offer in hand again to inquire about more turnkey builders, and all of them were completely amazed. I don’t know how they set the price. I only know that all trades are done by different companies. Almost all are located in Chemnitz or Zwickau. I have also looked at 15 houses from the company. All top!!! And almost all the builders were satisfied.
An example: the garage is 6.50x6 meters, built by hand masonry and the same size is cellarled underneath. Including interior plaster and premium exterior plaster 27k. Now the extensive greening and the sectional door together 5k.

A prefabricated garage costs 14k just for the garage without cellar.

The 1100 sqm were WITHOUT garage.

@Computersylvia I can’t tell you exactly how to calculate it. The architect did it, who was also included in the price!

May I stupidly ask how to calculate the remodeled space? Dr. Google couldn’t help. Maybe I didn’t ask correctly.

If it’s a simple cuboid with a flat roof, then LxWxH. Otherwise, you have to calculate all the volumes of your house (roof, bay window, gable, etc.). You can also simply take the sqm of living space as a basis and multiply by 1,500 EUR (as a rough estimate), see the post by Bauexperte.

That is not only cheap, but cheap ...

All trades have long travel distances, materials have to be brought to the construction site and the craftsmen have to be accommodated in apartments or guesthouses during their work. All that costs money, and even though the East - in terms of construction prices - is cheaper than many other regions of the Federal Republic, this sounds - to me - like almost a break-even for the general contractor and its subs.

I wish you that your construction project still shines with the same euphoria at the end of the construction measure as it does today :D

can anyone recommend reputable prefabricated house builders in the Essen/NRW area?
Maybe someone has already had experience. I find the idea more and more interesting, to have a house built.
Google spits out lots of prefabricated house builders, but which ones are reputable and where the price-performance ratio is reasonable is hard to find out.

I would appreciate any recommendations.

May I ask a silly question about how to calculate the built-up volume? Dr. Google couldn't help. Maybe I didn't ask correctly.

Do you mean a prefab house in the sense of "house is only assembled from modules" (mostly made of wood) or in the sense of "provider builds on their own and hands over a finished house" (which was then constructed conventionally)?
