Now I am starting to ponder. I thought at least I had made one decision out of the many already.


How did that happen? Have prefab houses become more expensive or solid houses cheaper?

PS: The contact with Huf-Haus was by chance, I did not know that they build luxury houses. Although with all the glass, I already had the feeling that it wouldn’t be exactly cheap.
I am not really a luxury person, something simpler suits me as well.

In our housing development, the comparison that a prefab house is faster than solid construction cannot always be clearly seen. We are building with a local planning office at a fixed price. The price was significantly below prefab house level but above that of a construction company. You have to compare, preferably with a floor plan and equipment as similar as possible. This is not made easy, so it is good to have fairly concrete plans in mind beforehand. Otherwise, you end up comparing apples and oranges. All this takes a lot of time, but during that time you learn a lot and can ultimately separate the wheat from the chaff!

Hey,

I also have a prefab house. Because I wanted exactly that kind. A gut decision. I haven't regretted it.

Prefab houses have become more expensive.
I think:
a) demand vs. supply capacity
b) requirements of the builders
c) energy requirements

Of course, solid constructions have also become more expensive.

Probably point a) drives the price (gut feeling). There are more providers for solid constructions who can still meet the demand.

Alternative proposal: GU = General contractor. Provides the work performance (the house) but little or no planning services. Does the work themselves or awards contracts to subcontractors. Contractual relationships: Buyer - GU; Buyer - various planning partners (surveying engineer, possibly architect for planning, utility company, telecom, ...). GÜ = General contractor with subcontracting. Takes over all planning services and the work performance (the house). Does the work themselves or awards contracts to subcontractors. Contractual relationships: Buyer - GÜ. BT = Property developer. Builds the house on their own land with all planning services, etc. Sells the house and land as a package. A contract with the developer (concluded before a notary). Individual contracting = The client commissions the architect and awards all services themselves (possibly with the help of the architect). Separate contracts with all tradespeople.

It must also be considered whether one means a house from a "large" prefabricated house provider when referring to a prefabricated house, or whether one generally means houses built in timber frame construction. Houses built in timber frame construction can also be obtained from local/regional carpenters, etc., who can offer both completely individual and pre-designed options. However, unlike with a prefabricated house provider, the walls are not yet finished when assembled; they may only be clad on one side, so insulation and the rest of the wall structure are done on site. Therefore, one should possibly not only compare solid houses and prefabricated houses.

I had a consultation at Viebrockhaus house. I would like the service at this company; you hardly have to take care of anything yourself, and in my opinion, the consultation was very honest and comprehensive. Unfortunately, all of this comes at a price, and the offer exceeds my budget. I would have to replanning in several areas, find a cheaper building plot than planned (which will hardly be possible unless I build somewhere else), make the house a bit smaller or simply choose a different house (not a bungalow), and save on incidental costs here and there, e.g. carport instead of garage. Then it might work, but it would still be quite a financial burden.

Therefore, I don't know yet how things will proceed.

While googling, I came across a company called EBK Haus. Their houses are exactly as I would wish them to be. Only prices are, of course, not listed... probably too expensive again.

Does anyone know EBK Haus?
