The trick is that usually equivalent FHs are more expensive, but cannot be repurchased at a higher price. You have to think in two steps when it comes to depreciation.

The question in the title is already wrong.

But it is twisted by many...

Often, the timber frame construction method is labeled as a "prefabricated house." However, there are also Poroton brick houses as prefabricated houses.

So it is more about the type of construction / material than about the way it is assembled on site.

It's strange that there are actually banks nowadays that classify prefab houses from certain manufacturers as equivalent to solidly built houses, and even do so for used properties.

These are not just small local banks like Volksbank Hintertupfingen, but for example a major German bank and several regional banks.

Could their appraisers all be wrong?

I certainly do not claim that one type of construction is better than the other in every respect - there are advantages and disadvantages on both sides. I just oppose the idea of lumping everything together indiscriminately.

I don't want to badmouth your "solid" house, but a little tolerance towards people with different views wouldn't hurt.

How do you see a Huf house in terms of quality?
We really like an Art 5, for example.

If a solid house is still the ultimate in terms of durability, value retention, etc., maybe we need to consult architects again?...

I don’t even know if Huf counts as prefabricated construction, but it definitely belongs to timber framing.
At least the houses look very high-quality and timeless. The beams used are obviously in a completely different league than those generally used in prefab construction.
There’s also a difference when a company charges 200,000 or 500,000 for the same living area and materials used.

In any case, the corresponding plot of land belongs with a Huf house, since the house with outdoor area creates a symbiosis through the many window fronts.

If you have doubts, you can also ask HUF directly – Bien-Zenker gave us, for example, several home builders who can be fully mortgaged by the bank. But you can also ask the lending bank about that.

All this is just a layman’s opinion!

I think it is already an indication of value retention and long-term stability if the "prefabricated houses" are financed like solid houses. Therefore, I am also interested in that.
