yes, awkward is a good term, those were just the first ideas. Large rooms are important, I don't find anything worse than people renting/buying condominiums and living like in small cages. (personal opinion)

Quotes should be obtained from building material suppliers, gas, electrical etc., and the plan mentioned above is not sufficient for that.

Therefore the question in the forum whether there are draftsmen/architects here who would sell such plans?

Other people's complete plans aren't either. Nobody measures what they need from plans. They want to know how many cubic meters of wall (for example) they should offer for.

I'm beginning to understand: Your naive idea is that the costs are the sum of all individually subcontracted trades. That is, first, far from the truth; and second, you don't get this information from floor plans and sections combined.

But what your drawing really suffices for is to learn the total price if the house were completely built externally. Then you ask again in the second round what the price would be as a "shell house," i.e., with all the do-it-yourself trades deselected.

Trying to "save" the tendering professional will cost you more in learning fees than the value of your self-used unit.

Building plans are created according to the development plan, briefly development plan. If that is not available, there is no draft either. Wrong forum, but primarily wrong approach by a complete layman. P.s. 500000.. no way. And if the dad once worked in the construction industry, he should be asked according to the procedure.

With all due respect to our hardworking neighbors; but building a multi-family house that quickly is a different caliber than a typical single-family house.

But never mind. How much does land cost per square meter approximately where you are?

Does that also have to be paid with the 500T?



But he should still know that you need someone to correct the documents in order to submit the building application. And as others have already said; a house, especially this size, rarely fits 1:1 into an existing development plan.

That’s why go to an architect; you don’t have to use all service levels.

By the way, I can’t imagine anything from your floor plan.

Btw... Where do the residents park? With us, it would mean at least 10 parking spaces. Given the apartment size, no one will settle for a parking space and carport. So an underground garage would have to be built.

If you can now completely save the labor costs for the shell construction (without roof) = 40% (let’s say 60%) (I don’t believe that!!!), then you might save 250,000 euros.

These 250,000 euros correspond to about 4,200 skilled worker hours. With the volume, you can eventually, well, I generously estimate 6,000 layman hours.

That corresponds to 150 work weeks, full-time! Or 3 years, without breaks, without vacations, without a full-time job.

Who and when is supposed to accomplish that? And who earns the money for daily life meanwhile?

Apparently, there is also no money for a planner. Nor for a plot of land.

Nonsense.

Since we are building with individual trade contracts, you at least know the cost share of the individual trades for your own project... The shell construction has a high value for a layperson, but when you look at the invoice... for us it makes up about 25% of the construction costs (excluding the land), including earthworks, about half of that might be labor.
