It is a pity that unwanted external links unfortunately also prevent cross-postings from being linked here: the other half of the discussion is in the green forum. The OP has apparently already built several houses with family members and therefore has a well-founded suspicion about which shell construction trades can be done as family labor. I can still imagine 500,000 EUR for bricks, GWS, and electrical work – but if the plot of land is included, then my imagination also comes to an end; and parking spaces have probably not been considered yet.

In my assessment, one would currently have to be flexible with the location criterion "federal state" alone in order to find a multi-family house plot; the approach seems unprofessional to me (which, in my opinion, no landlord can afford if it is supposed to amount to more than a second pension). By the way, one unit is supposed to be used for medical practice rooms or similar, so a WR is already ruled out.

But that doesn’t matter.

Considering that an architect and engineer spend several weeks on such a plan, and the costs somehow have to be covered, you only start once the plot with the requirements is available. And then the planning is a matter of centimeters, often pushing the limits of the regulations, floor area ratio, etc.
The proportions of living and usable space as well as compensatory area and parking spaces have to be right.
You don’t just get that easily for DIY or a modular system thrown into the crowd.

I already said that - but I myself have no overview of _what_ I said in response to the same question in _which_ forum. I think, by the way, the OP asked the question incorrectly and wouldn’t need a plan, but rather a construction performance specification to complete his price inquiries. But I don’t see that he will get a handle on it anyway.
