No thanks, you don’t have to, I talked to our future neighbor, he will let me know when his approval comes. Funny enough, he had the same architect.
But he also said that none of his acquaintances who built there paid more than 1500...

I don’t know if the exemption procedure would have been possible.
We had to submit the application again to the conversion company. They supposedly review it again to see if everything that was previously approved was adhered to...

But theoretically, it would have fit perfectly. Especially since the guy from the design advisory board apparently walks around with a tape measure after completion to check if everything was followed.

If only I had known all this before the reservation.
Two years ago, there were still several more plots you could have bought...

The exemption procedure has apparently not been possible since 2015 because the terrace extends a few centimeters outside the building window and allegedly requires a special permit. As soon as a special permit is needed, the exemption procedure apparently no longer applies. But he said that these still cost about 1300. Very clever of the architect; if he had shortened the terrace by 50 cm, it probably would have been cheaper...

I immediately had the impression from your architect that he is someone who sees himself as a house designer.

Wasn't there also a change in the roof pitch with you?

Our building permit cost €80 in fees in the exemption procedure =)

I can understand that ~2500 EUR just for the permit hurts.

In NRW it is also the case that free-standing plans cannot contain deviations etc. They would have to be checked and approved again, which goes against the purpose of a free-standing plan.

50cm shorter terrace and suddenly the architect is to blame... one can also talk oneself into a better life. The terrace is in the plan, everyone can see it, including the client. If they want 50cm more, then they get it. That simple. The architect did not arbitrarily determine the depth of the terrace? And because of 1000€ approval fees, one does not deliberately make the terrace too narrow.
