Building permit application without height survey?

Thank you for the response and the hints! Probably surveying can take place at the end of April or beginning of May (height reference point e.g. curb stone), then it would be a delay of 3 months. But the surveyor also needs time for the plans. Exactly, we also don't know how much time the prefabricated house company needs after the surveying to submit the application... so I think 3-4 months delay for sure. We have already bought the plot and the financing is secured. There is already an inspection chamber, but the road surface will still be put on it, right, or would the unfinished chamber be sufficient?

ui ui ui .... yes, the dear fixed price guarantee. I still haven't understood from when you have to pay "penalties": at the beginning it says you have to have the building permit by July, further back it says penalties are due from Feb 24.

No one knows your state building regulations, but here in RLP your building application would be accepted, the building authority must respond within 4 weeks, which it will do by claiming the incompleteness and giving you 2-4 weeks to make corrections. If the height specifications do not come in during this time, your building application (at a cost) will be rejected and you start from scratch. So you gain nothing except stress and administrative costs.

The question "what is the status of the development work" is justified: will it take months or a few weeks?

May I ask who you are building with, that is, who has you so tied up? Any halfway reputable contractor would not make plans on unfinished land.

What are the conditions in the development plan regarding the heights of the building? Is there any leeway? Are you building with a basement?

Thanks for the answer! If we understand correctly, we only have to pay from February 2024 for each additional month, so only if the completion is delayed.

Thanks for the hint about the deadlines at the building authority! I have to find out about the process and the costs!

The development should be such by the end of April/beginning of May that a survey can take place, meaning that height reference points are there; when it will be fully developed I also have to follow up on! We always just thought step by step – oh dear!!!

I don’t want to put the prefabricated house company in the spotlight now, we had several prefabricated and solid house providers in comparison and the conditions here were the best! As we have already written, we were and still are actually glad to have this price and completion guarantee over such a long period, prices have exploded since the end of 2021! I think planning on unfinished ground is unfortunately normal here in BW. No one shrank back from that! It is anyway very lucky just to find a property at all.

Yes, there is still plenty of room, for example, we could set the house 1 m higher; I think the terrain will not deviate that much from the plan... We are planning with a basement. It has a slight slope, so the basement sticks out a bit.

The development plan is very accommodating, there are hardly any restrictions, and we have adhered to it!

What do you understand by a gentle slope? Especially on a slope, the elevation of the house can be very important. The elevations are already given by the Geoportal with an accuracy of 10 cm. Is the future road on the valley side?
