I don’t quite understand: do you now agree with me or would you have considered the idea a bargain to be pressured into an early building application for a €3k penalty per month of delay?I agree with @11ant. Honestly: €3k per month and you keep the price guarantee? That’s a great deal. Without a price guarantee, you quickly end up with several tens of thousands or more in additional costs.
I hadn’t read that you had already signed and thought they wanted to pressure you into this kamikaze move now.we were happy to be granted a price guarantee over this long period (contract signed end of Dec 2021, completion guarantee end of Feb 24).
I’m less worried about the eaves and ridge height than the sewer and the position of the sole plate above ground level. Of course, you can also raise the house higher on suspicion, but then, possibly, entrance steps protrude into the driveway. Without known absolute heights, you simply specify relative heights in the plan, e.g. +0.00 as the top edge of the basement ceiling. If the absolute heights are not yet known, I would trust in this case the signaled willingness to accommodate by the building authority.The height requirement is no problem. We have 2 full floors and a basement, and according to the current plan our house without the basement is 7.85 m high and it may be up to 12 m high. [...] What would be the exact procedure if we submit the building application without height surveying?
