So we have a terrace with terrace doors on the west side because there is only field there. According to the construction company, a basement is not a problem with our soil; they also told us for sure what kind it is, but I probably already forgot. When you look out of the panoramic window lying on the sofa from below, you can still see the forest. We mainly stay that far back because of curious looks. We don’t want anyone to be able to look into the house from outside. For the longer driveway, we even need a separate gate because a frequently used excuse was that the dog ran inside, which is why people stand in the garden. That happened with the current one, so we put up gates towards the field path because there was a gap between them to get out of the garden towards the fields. When the house is built, I can gladly post pictures.

Why should any people be standing in your garden? Normally, no one cares.

I'm not surprised that the hammer came down in the car forum. That's unbearable.

But, great for those who patiently continue to help here. I think that's awesome.

Your problem is not the biotope but that you and your planner want to build in a way that intentionally does not comply with the development plan.

The motto here: Just ask for everything possible and then negotiate compromises. I have to say: Well negotiated. I tip my hat to what you managed to get through despite the development plan. I find it a bit presumptuous to complain about the four weeks, although I still don’t understand exactly what needs to be decided now, if there is already a building permit.

Where does it say that? For your property, a main ridge direction is not even established.

That is correct. The planner must fully clarify the building regulations before drawing up the first draft. At least fair, not to shift the blame onto the client.

Surprising that you only provide them in #84, they should have been included after #1, as well as the site plan. Even at #118 there isn’t one yet.

So we have gone through all the instances possible. Only the problems with the biotope over the property remain, which we were only informed about after we submitted the building application. The questions were: Is it allowed to place a biotope over an existing building plot and is the city allowed to withhold this information during the sale. Both were answered with yes, currently I have no further questions. We got the exemption that the neighbors also received. The whole building application process has been going on for more than a year. So I have no more questions. The district office is just doing its job, we just missed it back then.
