Building / buying a house under the circumstances possible?

why is it nobody's business? One should reflect on what one is doing wrong and should change it. Many have already become unhappy because they no longer see Giovanni around the corner. Some even "feel" poorer with a house because then the Italian restaurant, the long-distance trip, the spontaneous phone and Audi are no longer possible.

I also find it irresponsible to sugarcoat something! With children, there is no longer 4,500 net! and more expenses!

Likewise, very, very poor saving was done. 2 cars, one paid in cash, the second on credit. In companies, one would say negative equity = insolvency delay.

You are clearly right. However - if we even decide to have (a) child - my goal is to work again after one year. I also know from my circle of friends that everyone was working again at the latest after 1.5 years, sometimes even full-time - because otherwise it would not be possible.

Where do you see negative equity? Why a car is paid with a loan and less is shown on a savings account is quite simply explained: My boyfriend has been on his own since he was 16 years old.

I assume a healthy common sense, that one basically knows what one is getting into and hopefully is able at 35 years old to keep costs and expenses under control. The fact that the two have gladly spent money on food and vacations still doesn’t say whether one is careless. That one has a plan on how to finance it when having a child. I assume all that. I know that this is not reality and many overestimate themselves, therefore reflection is not wrong, only the word "Fresserei" (binge eating) is somewhat exaggerated.

I still see a current savings rate of 1,200 euros, which is 25% of the income and not bad at all if it can be maintained consistently.

Well, it is true that with a child there wouldn’t be €4,500 net anymore. That’s what it was referring to.

And I think if someone already had different priorities early on, for example, saving for a house, maybe they simply don’t realize that a vacation like we often took easily costs €3,000 per person. Without food on site. I think that way you might better understand why the equity isn’t as high as it could be. But to immediately consider this lifestyle “wrong” is not very tolerant, in my opinion.

I would advise against a new build. The final costs can almost never be calculated in advance, and without equity, it would be too risky for me (due to expensive additional financing, no buffer, etc.). I believe the builders here can attest to that.

We have the same income and 1 child.

We pay a monthly rate of about 1100 euros and are doing really well with that.
Part of the money is saved and used as special repayments (3 x 5000 euros so far).

Since you are buying from a private seller and are already saving on brokerage fees, I would at least try to bring the acquisition costs in as equity.

Maybe the parents can help with an interest-free loan or a grant.

Otherwise, I can only say, go for it if you are 100% convinced by the house. I definitely find 260 - 300 thousand euros doable with your income and your understanding of the expenses!

As long as there are no children, I would try to keep saving (even after buying the house); whatever is left over later can be put into the financing as special repayments!
