for me, it all still feels a bit unrounded in thought and far from the dream house.
I can understand that 280/1000 sqm makes a lot of work and is too big for someone, but 160/750 sqm also causes work and can be a hindrance when it comes to holidays or weekend leisure activities with children.



I wouldn’t plan with an eventuality in your place – just imagine adding 3 more hybrid rooms to the three children’s rooms... hehe... such large patchwork families are not uncommon ;)

I’m just wondering how many children’s rooms you are planning. We have always had floor plan discussions here, where one or two rooms for weekend children were included. Always teenagers, if I recall correctly. Each child always got their own room... even if it was only for 2 times a month and the respective rooms were just 8-10 sqm.
Just as a note. What you do yourself or what might be better always also depends on the child itself and the upbringing (if you put money aside).



... and here I think that 160 sqm with the addition “just for me” is not well thought out.

I would rather see it like and wait a bit longer and see where the journey goes.
Definitely buy land!
Maybe renovate or partition the current 280 sqm, a shared flat would also be possible?
Or sell and rent first. Create space for travel and leisure and then see in a few years what remains of the kids.

Because a dream house for oneself probably includes fewer large multi-purpose rooms rather than several small ones.

I think you are very influenced by the current situation to distance yourself. Therefore, check whether a new house is the right option now, if there are better ones in the current situation.


I kept my 3-room terraced house alone after separation, and then wanted to get rid of it and sell it. However, rental apartments over 90 sqm (I can’t manage with less :cool: ) were more expensive than my mortgage payment, so I kept it.
The house my partner and I built “in old age” as well and decided against a family house. That may possibly be a disadvantage in resale, one child would be okay.
We definitely decided against eventualities.
Otherwise, here (with us) there are many houses built and/or inhabited by single persons.
Alone I wouldn’t want to build anymore. I’m currently weighing whether I don’t have better living comfort with a rental apartment and an RV or caravan or mobile home by the sea or lake on a leased plot.

Our situation is not comparable, the approach might be interesting for you. First, consider how we want to live. Besides aspects not further elaborated here, an everyday overview of our living area was important to us. Therefore, we have largely reduced the number of rooms. The children were 17 and 19 at the time of moving in – they should have space to develop and at the same time, not too much space should remain after they move out after a few years. Therefore, we built a small separate living unit for each child and designed our part exactly as it seemed right for us. The children’s apartments can be used as holiday apartments, offices, or guest areas once the children go their own way, without needing daily management. You write that you like a geometrically clear form made of cuboids. My idea is to accommodate a loft-style apartment over 2 floors and a 2-room apartment in one building. The 2-room unit serves the children as long as they often come and stay overnight and can later be used differently – in old age, possibly as a spacious apartment for living in a win-win care situation. I would design the spacious loft in such a way that it does not become cramped if a partner joins.

But who needs money? After all, you have money!


Still, a considerable amount of money is needed for the first (and the following) property(ies).

But this is not about money here ...

Start small, then it will work.

I also bought my first owner-occupied condominium in my early 20s. Now the move into the fifth owner-occupied property is imminent (sometimes alone, sometimes unmarried, sometimes married – sometimes without children, sometimes with two children, sometimes with three children, sometimes as a part-time dad). Always according to the respective life situation.

I already understand what you mean :) Still, it doesn't work without money. That's why it's a matter of money. If you don't have any, you can't buy anything ...

Hmm, first of all I never said anywhere that you don’t need money to buy real estate, and secondly I can tell you, I had no money when I bought the apartment, the money was borrowed from the bank.

The same with the terraced house, no own capital at all.

Only through the good selling price of the terraced house did I have money left later, which flowed into the semi-detached house.

But what do you not need money for, except for air and love?
