Yes, I definitely assume that I can trust the craftsman in my specific case. Of course, it is also possible with him that he might want 5000€ more from me now, or that a heat pump will only be deliverable several weeks later. But even here, one can plan ahead a bit. If I know I need a heat pump in December, he will surely take that into account accordingly when ordering. But an exact fixed price that will be exactly the same down to the cent in six months, he will not be able to give me either.

I am just a bit surprised that some people write here that there were no problems with their construction and the price was also appropriate. And then there are people here who "demonize" everything or only had problems. From behind the screen, it is hard for me to assess which side carries more weight in the evaluation. However, I am still very grateful for advice!!

And yet, the consultant from Town & Country as well as from Heinz von Heiden promised me/us that we will pay only AFTER the house build. That would probably be a so-called matter of trust towards the builder. Indeed, I find it hard to imagine that a construction company would offer such large advance services or finances.

Of course, that is also a point I have thought about. I go to my house bank and initially need money for the purchase of a plot of land. On this disbursed amount, I then pay commitment interest. Then it continues with the foundation slab. Here too, I receive a partial amount from my overall loan disbursed. And then I pay interest at the bank until next December, i.e. until my move-in according to Heinz von Heiden (because faster is apparently not possible at the moment).

A point that is not unimportant in financing.

Where do you want to build? Which district (LK)?
Interest on standby capital must be included in the calculation.
If you build in NDS (district is interesting), you could manage with €30,000 ancillary building costs. Land/driveway €20,000.

The "golden" years for new construction are, in my opinion, over. Until 2019 the conditions were ideal: interest rates were low, costs were still reasonable, craftsmen were more available, and material was also still available. Of course, builders complained back then as well, but in hindsight at a very high level.

I wish it to everyone who was lucky enough to be able to build during that time. Comparable conditions will not occur for a long time.

I had a little conversation with my brother-in-law today (insurance salesman). It was about the fact that many people here are currently building new homes. Among them are also young families. And for 300,000€ you currently need about 1,300€ here. So, as a repayment rate! And if then nicely financed through the KFW, after 10 years the outcry begins... high interest rates, bankruptcies, etc. That will certainly happen to many. That’s why I want to keep my budget relatively small. Sure, I can get 320,000€. I am a small business owner. But: I have NO idea about house construction yet. And I am glad that you can get good information on the internet. But even if I can get 320,000€, I don’t want that. What if bad times come or whatever. Everything has to remain affordable. We are living in a real estate bubble and the crash will come soon...
