First of all, Happy Easter to you all!
I have read through all of your answers once. That certainly doesn’t make the whole house building thing any easier...
I’ll start with the plot of land:
Purchase price 24,500€ + 1,300€ land transfer tax + 1,945€ for the notary (purchase, fees, entries in the land register including mortgage) + 6,300€ for the connections to the house (electricity, water, telephone). These connections are installed here by an energy supplier and include a flat rate for 100m. I called them and asked for the prices. The plot has already been surveyed. According to the Samtgemeinde, I don’t need to measure it again. The soil test for the foundation costs me just under 750€ here on site. I don’t need a construction fence. Construction water and electricity are included as a flat rate in the costs if I also conclude the contracts there afterwards. Makes sense, since we have been customers there for years anyway.
So in my case, the costs for the plot are actually relatively manageable. What I naturally have not planned for are paving works or laying a lawn area. These are all things I will do myself after the house is built. I can borrow the machines for that for free from acquaintances. Well, stones and grass seeds also cost money, but that’s not so crucial. I have good connections here and can at least estimate these costs well.
The costs for the sewage treatment plant or wastewater amount to 5,200€. There is a central plant in the building area in which all homeowners must participate, precisely with the said 5,200€.
I wanted to have the foundation slab done by the company Schwedenplatte. It is a thermal slab including underfloor heating. For a basic area of 75 sqm, I pay 28,000€ according to the first offer. Including earthworks and removal of excavated material! Should the soil test reveal that additional costs arise, the price can of course be different!! But according to the Samtgemeinde (which has already built a road through the building area), no big surprises are expected here. The 75 sqm including connections/pipes were for the originally planned log house from Thule-Blockhaus. Because that’s who I originally wanted to build my house with! They are a cooperation partner of theirs, so they are familiar with their houses in principle. However, I could also take a company from our region.
The topic of a construction toilet and scaffolding is also on my mind. I need just under 2,200€ for 2 months for this. All local inquiries. The good thing is that we live rather rurally and the prices are somewhat lower than in, for example, Hamburg.
So, now again about the houses:
As just mentioned, I actually planned to build a log house. That means I order a kit. The foundation slab is made by the company “Schwedenplatte” according to the construction drawing. Then a assembly team comes and builds up the log house. With windows, doors, roof! In the meantime, our electrician from the village comes and does the electrics including preparation for photovoltaics, meter cabinet, sockets, and everything you need in a house. I don’t need playful stuff like IT. Why should I?! But everyone might see that a bit differently! At the same time, our heating engineer comes, with whom we have been customers for years already. He installs the heating system with heat pump and builds a guest WC as well as a bathroom into the log house. The execution is “standard”, but still quite modern. I have seen bathrooms in simple style but also in very modern style. I am pretty sure I will be somewhere in between and that will be enough for all of us.
Costs according to inquiry: heating and bathroom at most 30,000€ and the electrics at most 20,000€. For the heat pump, I can still get a subsidy from BAFA. Up to this point, everything looks good. The prices are absolute maximum prices. I definitely will not pay more to the companies. Because we know each other, especially here in the village. And the two gentlemen can assess very well in which price range we are then moving with our project.
Building with Town & Country or Heinz von Heiden, however, is “more convenient” here. Because I don’t have to do anything – at least according to the sales talk. The house is built and I only pay when I get the key. What I have now read from you, however, apparently is the opposite. I therefore don’t believe that I will be satisfied with the solid construction method.
