Thank you for the comments, I want to address the points mentioned. I currently don’t see us buying a property blindly. We are just at the beginning. For example, we are currently asking ourselves the question about the budget. But also whether the idea of the granny flat can actually be realized or if it ultimately doesn’t pay off is such a question. The grandpa in this case currently still brings in a salary, soon then a civil servant’s pension. The housewife & mom also wants to earn at least a small part of the household income again soon. However, I don’t want to calculate with eventualities now, but rather with a buffer. Princess gimmicks were never a topic. :-) We would like to realize a room for each child and, ideally, also a home office/guest room, which could then also be, for example, part of a basement or cellar. I unfortunately did not quite understand the question about the “son-in-law” – sorry! And how I get from a room program to a plot size is unfortunately not so clear to me yet.

It is all "reading in the crystal ball" if the following 2 points are not known:

- How high is the income?
- What percentage or amount of that is available for the home?

In the case with a granny flat, we can expect about €1900 per month. Without the granny flat, it would be around €1100 per month. However, these amounts are just rough estimates from us based on rent currently being paid and what could additionally be generated monthly. Are there possibly certain methods to approximate these values?

You have specifications in the development plan for the floor area ratio (Geschossflächenzahl) and site coverage ratio (Grundflächenzahl). The site coverage ratio indicates how much of the site area may be built over.

240 sqm living space + granny flat + triple garage requires a larger plot than 200 sqm + double garage.

With a site coverage ratio of 0.3, you need a larger plot than with 0.4.

Depending on the plot price, it can be decisive whether 550 sqm is sufficient or whether it must be 700, which would exceed your financial means.

Then you should count on €1,100 anyway. It always sounds harsh, but Grandpa’s share can unfortunately disappear at short notice and then you’re left with nothing.

How are the land prices in your area? Depending on that, €1,100, in which you have already integrated your buffer, might be too risky.

How much equity do you have?

Do you feel able to handle a greenfield project? Building a house is nothing else.

Maybe the impression is deceptive. Grandpa (late 50s) is still a civil servant, will be a pensioner at some point in the future, and also has rental income. We are just starting to build up equity. Here, too, it depends on whether we go it alone or together (granny flat yes/no). I don't know the land prices at all yet and the required size with floor area ratio and plot ratio and greenfield are new terms to me. How do I find out, for example, where land will be developed in the future and at what prices?
