I wouldn't paint such a bleak picture right away.
If you can only afford 1100€, that means in reverse that the rent currently doesn't cost more than 1100 either.
So living there is quite cheap, therefore the plots of land won't cost much either.
Maybe the father can contribute equity, there is always the option of "a lot" of sweat equity. I would build at least 180sqm with the family, but you can also get by with 120.
Buy an existing property?

However, I would say goodbye to the idea of "I let a developer build a 200sqm house + granny flat for me". Even if the land is given for free, the income is not enough.

I also view the issue of equity critically. but that wasn't the question. I stick to it: Step by Step, first the plot of land. Then we'll see what can be done on it, what it might cost, and whether it's feasible. But no overthinking. first the plot of land.

You have made the decision to build a house? Then now is a good time to save up the necessary equity - it should be around 80 grand. If you have that, come back again. As you yourself say: all beginnings are hard!

At least? With a tight budget?
We are building with 2 children's rooms (each 17.5 sqm) and an office (15.8 sqm), a parents' dressing room instead of just a wardrobe (about 4.5 sqm more than necessary) and the almost absurd luxury of an extra laundry room (9 sqm). So from our 175 sqm you could cut almost 30 away without it really hurting. If you add a bit more space for the second shower bathroom and the technical room (then again utility room), you end up with just over 150 sqm, which is plenty, if not incredibly comfortable. And the fact that princess dreams have no place here was already made clear.
However, I see no chance for the granny flat for dad.

You should build up equity, yes. Does your wife do Riester? Without her own income and with three children, it’s worth it. Simple bank savings plan, no costs or interest (at least nothing worth mentioning), but for 60 € of her own per year she gets over 1000 € in subsidies, and if it actually starts, she can withdraw the capital and put it into the construction. Sure, it will have to be taxed later, but it’s still free money.

The example I mentioned earlier (Ytongg prefabricated house "innovationshaus 240" encountered. 160 sqm plus 53 sqm granny flat) also allows for 3 children's rooms. With a bit of skill, it might even be possible to design a study.
