For a realistic assessment of the house price, the construction expert will/can say something. But I still insist. First, you have to think carefully about the house price. Then you can consider your max. 300,000 loan. And make an appointment at your house bank and ask for 300,000 as a loan with your desired rate. They will probably cautiously signal approval. Mathematically, it is doable. Important: there are no liabilities, right?

Yes, no liabilities, all loans (car, Bafög, laptops, etc.) paid off. Although my wife and I are not really savers ;-), we have been putting some aside for about a month now and are staying firm.

Schuber, what should I definitely pay attention to when applying for a loan? Or should it be more of an attempt to gain a pattern of conditions?

Basically... I can tell everyone this... I have acted accordingly myself: don’t fixate so much on a certain well-known location. Other areas also have residential value. If it is a bit farther from the workplace, there might be better public transport connections. In any case, don’t get stuck on a specific location... Children are very flexible, as long as it’s not beyond elementary school age, they handle a change of daycare or school very well... sometimes there are gems of properties at half the price compared to searching only in familiar surroundings. The 130,000 property definitely won’t happen! And besides: if the financing doesn’t work out because everything is very expensive: a semi-detached house or a row house is also something nice :)

Often, the municipality includes a clause in the notary contract: to build within 2 years, completed within max 4 years. Then buying in advance does not benefit you.

Your financing requirement looks different:

Land: 100,000 EUR
Single-family house, KfW 70, 130 sqm on a slab: 195,000 EUR (turnkey)
Additional construction costs: 35,000-40,000 EUR
Painting work in own work: 10,000 EUR
Flooring in own work: 10,000 EUR
Outdoor facilities in own work: 10,000 EUR
Reserves for extras: 10,000 EUR

Total investment in the Rhineland: 375,000 EUR - in Rhineland-Palatinate it will be about 3-5% more expensive.


You cannot provide that much own work to make your numbers feasible. Besides, the materials for own work also have to be paid for ;)
