I don't think it's necessarily common, but it was handled that way with us as well. When the end of the free provision period was reached, we briefly received notice from our bank advisor, and the next day a six-figure amount was in our checking account.

And our bank does not categorically accept such things... I believe it always depends on the individual case.

With us, the Allianz was not a big issue. The plot was paid over 150,000 € from equity, after 4 months the first KFW loan was disbursed, and after 12 months the second. That was basically covered directly by the plot. The Allianz loan was then drawn down with a 10% waiver of acceptance after 15 months, the house was completed even later. Something a bit annoying was the repayment of 3 loans simultaneously with rent, but in the end it was manageable.

If the value of your plot is correspondingly high, it should normally not be a big problem to at least call up the loan for that.

Sorry, I'm not really an expert. But with such a volume and €380k equity...

I wouldn't make any compromises regarding my financing partner. Very clear: either 12 months, or we keep looking. With THAT ratio between equity and total volume, you can basically choose who gives you the money. Or are the conditions so much better compared to your other inquiries?

Have the payment confirmation given in writing. As a tenant, I wouldn't believe it otherwise. Have you obtained a counteroffer?
