Build a house with €240,000? The banker said it will need €300,000

Thank you for the encouraging words. We are currently in the middle of talks with various banks and will, as soon as work allows, visit our trusted builder and let ourselves be brought back to reality.

So, after some research, I would like to get some more opinions on our project.

By now, we are at the point where we are willing to make compromises that we can well do without.

- Double garage (we will probably switch to a double carport, as there are quite usable ones in that direction, which are much cheaper.)

- Exposed roof structure (I never wanted to do without it, but after recently visiting a shell construction and it becoming clear TO ME how much storage space we would be giving up at this point, I am now happy to forgo it. Not least because you can save a bit here...)

So our idea now looks like this:

140m2 living space with basement without much frills
currently leaning towards gas underfloor heating / pellet stove in the living room
Building plot fully developed and available
I will leave the outdoor facilities aside for now, as it is enough for us in the first few years if the lawn is seeded. The area is screened from 2 sides by hedges anyway, and we will probably plant a hedge on the open side as well at some point.
Paving work for the yard will also be done later when some more money has been saved. In terms of size, it is only under the carport and the 2 parking spaces in front.

Should be closer to our budget by now?
We have an appointment with an architect next week who will calculate everything for us and start drawing according to our wishes.

Hello,

I am still not sure if €240,000 would be enough. We pay around €210,000 for our house (similar size, straight architecture, without any frills) WITHOUT a basement, WITHOUT a fireplace and stove, and WITHOUT a carport!!!

We were offered a basement (WU concrete) for about €50,000 - without earthworks! A double carport with a gable roof (this is required in our area) would also cost around €12,000, maybe a bit less. Honestly, I haven't compared prices further.

Leaving the plot of land aside, I would say that with €240,000 you get a nice (big!) house - on a slab foundation. Then you still have €30,000 - €40,000 for ancillary construction costs, possibly also for the carport.

Exterior landscaping is easy to underestimate. Yes, we also just want to plant a little lawn, for now, but I already notice that we absolutely have to pave paths to our entrance, otherwise we sink into the mud.

As I already wrote - the usable basement will break your neck or your budget. Leave it and the pellet heating system out and you will just barely manage with your budget, because there are still some incidental building costs.

Your budget will also - at this point in time at least - have to sacrifice the carport...

So, have compared a lot and gathered information by now. The plan is already finished and the financing is almost certain.

We have now initially decided against a garage and carport and adjusted the size a bit, and behold, it is feasible.

We have now agreed on a size of 122m2 living space plus basement. All in all, we are at 241000, plan and offer are available, and on Monday the financing will also be completed, and if everything goes well, construction can begin as early as March/April.
