So, at our place there was a construction team of 4-6 people on site and they built the shell including excavation, supply trenches, formed concrete basement and concrete ceilings in 7 weeks. That went really fast, but they were a well-coordinated team. With so much personal effort I would also rather reckon with 1.5 years as construction time. Who knows when they have time, you might need longer, etc... And I also doubt that your friends actually work completely for free... What you must never forget are the additional construction costs! [Erschließung, Architekt, Vermessungsamt, Bauantrag usw...] There is a separate thread where the costs are broken down.

Do your calculation again. 300sqm living space = 1,200 cbm (+/-). Your uncle is supposed to pay 600€ per cbm. That is approximately TEUR 720 for you. For outdoor facilities, the landscaping gardener charges about 80€ per sqm of land (terrace, driveway, lawn, plants, curbstones, etc.). Unfortunately, that fits quite well, as we have also found out. Does your common sense still tell you that you will manage with TEUR 300?

Unfortunately, I also consider it unfeasible. Especially with the earthworks, there is so much that cannot be calculated in advance.

Good evening everyone,

thank you very much for the many contributions. Now I really realize that I have no idea about this subject. Fortunately, there is such a forum...! :)

Now I also see that I expressed myself a bit incorrectly this morning, it is really difficult to write a proper post with mobile phones.

Once again, a few things for my understanding:

According to the Federal Statistical Office, the average costs for the cubic meter of enclosed space in the calendar year 2013 were approximately EUR 274.

According to this table, I tried to calculate the enclosed space. For (floor area of 10m x 15m, two stories without basement, without attic development) I come to about 920 cubic meters of enclosed space.

I find this somewhat very low. I would think the enclosed space would be about 1,100. This would mean costs of EUR 301,400.00 without exterior facilities, without garage, without incidental construction costs, without land.

Of course, quite a bit of own work would still be involved. But perhaps only about TEUR 30 - 40.

Does this now sound somewhat plausible?

2 things:

1) 10x15sqm floor area with 2 full floors corresponds to about 240-250sqm living space. So about 50sqm are still missing.
2) Since 2013 (statistic) prices have risen by about 15, rather 20%. By 2016 it will probably be about 25% more costs.

Really, have prices increased that much? Wow.

This once again shows my ignorance in this area. I had almost thought that I was talking more about a usable area of 300 sqm. But the plan is for a house with a footprint of 10 x 15 sqm. Of course, I know that with this dimension, you still have to subtract the wall thickness, etc.
