No idea if you can recognize the good part, but that would be the property. In the side view, of course, the property of the house being built to the left of us is first, and then ours. But at least you can somewhat see the hillside location.

That will NEVER work. For 310,000€ including ancillary construction costs, you can barely get a single-family house without a double garage, without a basement, without much frills, the simplest outdoor facilities, and with a lot of own work. Sorry to say this so bluntly here, but your estimate is absolutely unrealistic.

Phew, please thoroughly consider the costs before purchasing. For example: For the removal and disposal of my excavated material, I could easily have gotten a new Golf.

Without a specific building structure and construction plan, you can only roughly estimate everything and have to factor in lots of contingencies. But 310,000 just won't cut it. A 5 will be all in without land upfront. Without a garage and just the essentials outside, maybe a 4.

So the budget is really more than tight. We are at about the price for house + additional construction costs (approx. 150sqm) and have only 2m of slope on a plot about 10m longer, so noticeably less, and no basement, no garage. If we had left out one thing or another, it would of course have been a bit cheaper, but saving enough to get a basement is not possible in these price ranges just like that.

That's exactly why I'm discussing this here. I don't need to have honeyed words smeared on my mouth only to be knocked off my feet afterward.

How we arrive at the value and what we want to spend at most is explained as follows. On the one hand, we can only spend limited more, and we don't want to go into debt to the last shirt. The architect / construction company who knows the plots is currently planning a single-family house and a semi-detached house in the new development area. The single-family house that they sell there as turnkey including exterior facilities costs 485,000€ including the plot (living space 155 sqm, plot size 698 sqm, 1 garage, 1 parking space). The semi-detached house costs 460,000€ (145 sqm living space, plot size for 1 semi-detached house 390 sqm, 1 garage, 1 parking space) both houses have basements.
