Next year I would like to build a house [10 x 15] on my own... A house with a granny flat for the parents is planned, without a basement. The house should be about 300 sqm in total. Two full floors, the attic will not be converted. Maybe a Kfw 70 standard house.
Brave, without any corresponding background (which, apart from the fact that "maybe Kfw 70" doesn’t work, since from 01.01.16 KfW 70 basically corresponds to the Energy Saving Ordinance standard).
Next year I have a two-month parental leave. The plan is to build the shell with two skilled workers and one layman (myself). First question: Is this possible within two months?

Second question, does it fit with my construction volume. I plan total costs for house and land of about €400,000. The land costs about €130,000, so about €270,000 remain for the house.
I calculate about €180,000 for material costs (including heating, roof tiles, sanitary, etc.). The remaining €90,000 are intended for skilled labor.
I know tax advisors must have a strong interest in numbers. Unfortunately, this helps you little in your case ;)
For a house of this size, if the house is to be built turnkey, you can calculate a good €346,000. Additionally, all the usual suspects have to be added, such as ancillary building costs, painting/flooring work, outdoor facilities, garage, reserves for extras, etc. So that there will be a 6 in front of your budget. You cannot provide so much equity subsidy that your number games add up.
Further information. In my circle of acquaintances, I have a roofer, a window maker and an electrician who will do this work for free for me, I only have to provide the material. Furthermore, I know someone who works for a large building materials dealer and he will grant me a staff discount.
The preferential purchase through staff discount will in my opinion be the only criterion that can be firmly planned; with everything else, I would be cautious to reserved at your place. Friends/acquaintances have a private life and frequently are faster with their mouth than with sustained hands-on work.
Are my plans realistic?
