We really held back on the equipment. 1. The planner messed up and initially put on the wrong roof, a different roof with additional costs of €7,000 (hopefully we'll get half of that reimbursed) 2. We couldn't find an installer willing to install district heating at an acceptable price. Just for the stations, they wanted €11k + €2k connection. So we switched to an air-water heat pump and had to pay for the redesign (€750). 3. The sewage pump became twice as expensive because it requires some special feature according to regulations that we didn’t understand beforehand. A special seal test is also required, which is quite expensive. 4. Earthworks became €5k more expensive 5. Building application cost us easily €1,200 instead of roughly estimated €500. 6. I forgot to include the infiltration basin. I thought it was already there. 7. Thanks to the changed connection conditions of the power supplier during the year, we now have to install a multi-utility house entry --> around €1,200 extra (including installation) 8. €5k in sampling results (tiled shower and roof shingle upgrade hit this) 9. We actually wanted to keep the kitchen, but the remodeling costs would have been €3 to €4k, so we decided to get a new one and then sell the old one. Well, plus various smaller amounts that came up. And suddenly the buffer is gone. We first confessed to our financial advisor that it got so much more expensive. He’s now asking our bank how they would like to handle it if push comes to shove. If everything falls apart, we’ll have to ask my parents for money, which I really don’t want to do because they already want to pay half of the wedding in September -.-

Just a tip, I don't know if it's still current. If the bank does not want to provide additional financing, to my knowledge you have a special right of termination. However, this is subject to a prepayment penalty.

Thank you for the hint. But I doubt that the bank will refuse. The amount is manageable and they would be stupid not to allow the construction to be properly completed because of that. They also want their value and I know that the bank even values our property higher than the loan we took out.

No stress, it usually works out with the follow-up financing. However, in most cases, it is quite a bit more expensive than the main financing. You are already won as a customer :rolleyes: you just can't simply go to another bank. Depending on the situation and amount, something else is also registered in the land register, which of course involves corresponding costs. If a follow-up financing offer seems too expensive, feel free to ask about an immediate building savings contract as well. Up to €30k they are usually blank with your most BSKs; or the interest rate is already fixed beforehand.

So I finally found an architect who could tell me what the material would cost 72K €... I then directly discussed something with him. Regarding prefabricated houses, etc. and the costs of the shell construction. It turned out that I would be cheaper with a solid house. Well, now we probably have a new architect and are building solid ... Cost breakdown comes tomorrow.
