Yes, unfortunately above is just the back wall of another house without windows but.

Ok, what does it generally look like?

1. Is there a development plan - yes or no?
2. Is the northern neighboring building secured by a construction burden on your property?
3. Why can the building structure not be extended to the east, possibly narrowed to accommodate the setback that is in the northern boundary?

My first ideas would be a) to extend the house to the east AND b) to obtain a deviation from the building authority, allowing you, for example, to build up to 5m distance from the existing northern side. This is usually possible, it just needs to be specifically justified. The biggest obstacle is fire protection, but if there are no windows there, it is already good in terms of fire protection. If the city agrees to this, you gain 1m at once, then there is no need to argue about 6cm of brickwork.

Thank you very much, that is good advice, I was planning to go to the building authority tomorrow anyway! I will suggest it there and report back here later. The back wall without windows is only 3.5m high. Yes, we just wanted to build a square because of the floor plan. I had moved things back and forth for months and now I am actually quite satisfied. The software is just for me personally, it is rough and some things cannot be represented like quarter stairs etc.. But that is how it would look at the moment. It's hard for me to build 7*10m.

Why does it absolutely have to be a square to which 6cm bricks are to be awkwardly attached later, when there is almost 6m (sic!) of space to the east!? Just build 8.50 (L) x 10m (W), then instead of 72m² you have a full 85m² of gross floor area, no problem with the northern setback, and you can still shift about 25cm in the north-south direction.

With 8.5m x 12m you would even get 100m² of floor area and - as long as there are no other restrictions - would still be far from the eastern boundary. A square is simply not optimal on the floor plan, so for me it is a bit incomprehensible why one limits themselves with this self-imposed requirement!?
