And if the KZ only have ten. The parents' bedroom 15, the kitchen 12, the living room unit only 40? Etc. And if the kids complain, then you just say, we don't have any more money. That's that. Karsten

Nice, if you can afford that.

However, if you have followed the posts here, the family of also has to calculate and consider whether building a house is affordable at all. And that shouldn’t be the only argument that children and parents can be happy in a smaller space. So it’s no shame to plan only 12sqm per child and no dressing room for the parents. Also for cooking, eating and living, it doesn’t have to be over 60sqm. Yes, that would be nice, but it’s somewhat below the belt to come here with minimum sizes that simply do not meet the standard.

However, I also had the impression that Kauderwelsch is quite satisfied with the current living situation. So why build if one does not significantly improve in terms of m2 number or floor plan, or [Grundstück]?

The numbers pay 1400 rent and can never call you to the house. In addition, one commutes. Reason enough for ownership.

Even if you love your house bank and are more wary of unknown brides. You should always get 2-3 comparison offers or seek "consultations."

Otherwise, you don't even notice where one concept or another falls short.

In particular, with most banks, the product or concepts are clearly dictated by management (e.g. our local Sparkasse; 10-15 fixed interest; everything else through LBS home savings contracts).

Banks and advisors differ not only in the percentage rate of the loan but also in the processing, as well as things like household budgeting / equity "constraints," etc.

So don’t let yourself be intimidated right away by the first conversation; or think that you’ve got the absolute bargain.

By the way, even if you don’t want an "online bank or a bank without a local branch," you can often steer the desired partner in the right direction regarding interest rates with concrete numbers from your side.

But that also somewhat distorts the price per square meter. Even if the garage is included. In my opinion, such a price should always be calculated based on a ready-to-move-in house. And that only as a first reference point.

As a reference point for the OP, our costs.

Plot including ancillary purchase costs €51,000
(651m2)

House ready to move in €2,025/m2
(Good equipment)

Additional construction costs €13,500

Kitchen €17,500

Outdoor facilities €12,000
(Own work)

Other €10,000

In total, we are at about €425,000

You have already received good hints/tips. Only you can assess your finances.

Regards
