Many points are so general that you actually cannot make any statements about them.

Prices depend heavily on the region, and what one person sees as luxury, someone else sees as a basic requirement.

Choose a suitable model plot of land.
Request informational materials from builders.
Select 1-3 suitable companies and get quotes.

Based on real offers for land + house, a realistic budget can at least be determined with well-calculated incidental costs and generously estimated additional costs.

With that, you can ask the bank what the whole thing would cost you.

Hello kauderwelsch, your invoice is also missing the complete additional costs (Grunderwerbsteuer, Notar, Grundbuchamt)!

No, a distinction is made between purchase/acquisition ancillary costs and ancillary construction costs.

Otherwise, a noticeably higher loan would probably go against our need for security. With four children, we don't need to take risks. Then wait and save for a few years until the second income arrives and build with a significantly better financial framework.
