Nordly, I would always recommend a financial broker. Not one from here in the forum, but from the usual associations. They are contractually obliged to advise you well, otherwise you can hold them accountable. We don’t even need to talk about the examples that have been here.

Nevertheless, going to your house bank is always advisable as well. They can also have good conditions. For us, they were terrible. We were much better off with the financial broker.

We should clarify the conditions of the house bank. But it is such an ethically correct association. I assume there are cheaper options.

We will also clarify the financial framework. However, since we do not only want to build up reserves monthly for the house, but also maintain (approximately) our standard of living and not get stomach aches because of a broken washing machine, significantly more is probably not feasible.

Floor plans for 6 people are hard to find. We are currently well set up with 6 rooms, two bathrooms, and a guest WC and would only reluctantly downgrade. In addition, construction companies seem to have the tendency to plan very generously. At least 30 sqm more. Somehow logical...

There are definitely good floor plans. Dammann Haus Petra, for example. It would only need minimal changes with a shower in the guest WC. Unfortunately, they do not build for us.

Hello,

from my point of view, €1,500 per sqm is not unrealistic at all, and I speak from experience. We transferred the final invoice for our construction project last week and are at almost exactly this price. We chose quite a good standard and rather expensive construction method. The price does not include floor coverings, but does include all painting work and a 44 sqm garage, insulated and brick-clad.

then just take the floor plan you liked and go to a construction company with it. Lay it down there and ask what it costs if they build it for you. We did that too.

with flooring will then be a bit more expensive. How big is your house? With an increasing number of household members, the price per square meter usually becomes lower.
