Should a building expert be involved before the warranty expires?

It has been determined through investigations that more than 90% of defects occur within the first 4 years after acceptance. If you don't believe that, enter the appropriate search terms into a browser of your choice.

I would not accept a flat-rate offer. After four years, no one needs to measure moisture in places where no damage is visible...

Make a list of the points that have caught your attention, show the points to the expert, and ask for his opinion. Afterwards, you will decide together what might be reported as a defect.

Why shouldn't I believe that? This is about choosing an expert after all. In my opinion unnecessary, since you can detect the defects yourself while living there. I also wrote that.

The consensus here is actually to involve an expert in construction. Of course, "one" can also do all sorts of things oneself (tax return, window cleaning, car repair, washing machine repair, house acceptance, ...). Whoever was present at the acceptance with the expert and thoroughly tested everything can probably sleep soundly at the end of the warranty period. If the expert was there even for just one hour back then, then by all means have another expert take a look again at the end of the warranty period. It’s not just about “broken” but also about deviations from the state of the art or the owed standard. Be that as it may; everyone should do as they like and can.
