A 1000m2 plot for a single-family house? Or is the plot to be divided and several single-family houses built, or is it rather the project of a project developer for a multi-family house? The requirement by the building authority for a usage study before purchase is rather unusual. Or is the plot located in a developed area with design statutes and the requirement for urban integration for new buildings?

1000m² is spacious for a single-family house plot. A semi-detached house would be possible here, but we want a detached single-family house. Here the children can at least play around in the garden. I recently visited a spacious single-family house on a 550m² plot. Extremely small garden and just a few meters behind the property boundary stands the next house, and they look onto the terrace from an estimated 15-20m distance. We don’t like that. We are looking for as much privacy as possible and an unseen garden. Therefore, we think it’s great when older spacious plots are sold. In a new development area nowadays, unthinkable. 700 or 800m² is of course also plenty, but maybe there is one offer every quarter where it’s even worth driving by at all... and then it shouldn’t fail over a few sqm too many.

The building authority only briefly stated that they had recently inspected the plot (apparently several inquiries are coming in at the moment) and formed the opinion that they would positively view a 1.5 or 2-story building as well as a building with a full floor plus a recessed roof… they cannot give any further details; it is rather the task of an architect to develop an overall concept here, which they can then evaluate. Before, they said it also didn’t make sense to make an appointment in the building consulting office. That surprised me as well...

Unusual procedure. I only know this from particularly demanding urban planning situations, e.g. heritage protection zones or those with a detailed design statute. However, this would be more typical for a historic city center area. What is the justification of the city of Frechen in this case for requiring such a planning pre-performance from the prospective buyer: Is the seller private or the city of Frechen?

Another assumption; it is a plot of land in the so-called "Außenbereich" according to § 35 Baugesetzbuch, outside built-up localities or on their outskirts. This would also explain the unusual plot size. Are there further requirements according to the Baunutzungsverordnung? Information on floor area ratio/plot ratio, building lines, building boundaries?

Property in the outskirts.... no, not really....

The plot size was not unusual in the past. The house there was built in the early 60s, and there are numerous similar or even park-like plots in that residential area....

Cologne-Hahnwald, for example, is a significantly younger area where such large plots are also present..... that is certainly not run-of-the-mill but also not so unusual (except in most of today's new development areas).

South of the motorway service area, there is still a somewhat larger quartz plant.



From Königsdorf, it is also very quick to get to secondary schools in Cologne.

yes, you have described the situation correctly.

I have to read it again later in peace. How the section you quoted reads, you almost come to simply check the whole thing off, since incalculable or hard-to-oversee risks are coming your way....
